Privacy Policy

This policy applies to the HOMZY website (homzy.app) and the HOMZY mobile application (iOS and Android).
Your privacy is central to how HOMZY works. We do not sell your personal data. We do not share your phone number or contact details with other users on the platform without your explicit action. All early-stage communication between users is handled through HOMZY's private in-app chat system. HOMZY does not sell advertising space or display third-party advertising that uses your personal data for targeting purposes.
1. Who we are
This Privacy Policy is published by Homzy Systems Private Limited.
For the purposes of the Digital Personal Data Protection Act, 2023 (DPDPA), Homzy Systems Private Limited is the Data Fiduciary responsible for processing your personal data. Where applicable, HOMZY also follows relevant obligations under the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021.
By using the HOMZY platform, you acknowledge that you have read and understood this Privacy Policy.
2. Information we collect
2.1 Account and registration data
- Name, email address, and mobile number provided during registration.
- Account role — whether you are a buyer, tenant, owner, seller, builder, investor, or other.
- Login method — direct registration, Google SSO, or OTP-based authentication.
- Profile information you choose to add, such as your organisation name or description.
2.2 Property seeker intent and preferences
- Property type sought — residential, commercial, or industrial.
- Transaction type — buy, rent, or lease.
- Budget range, preferred locations, number of bedrooms, preferred amenities, and timeline.
- Search queries and filters applied within the app.
- Properties saved, shortlisted, or expressed interest in.
2.3 Property listing data
- Property type, address, locality, area in square feet, floor number, and configuration.
- Asking price or rental amount.
- Photos, videos, and documents related to the property.
- Furnishing status, amenities, facing direction, possession status, and project name.
- Ownership or authority claims, and any supporting documents submitted for verification.
- Builder project details including project name, RERA registration number (where applicable), and developer information.
2.4 Device and usage data
- Device type, model, operating system, and app version.
- Device identifiers, installation identifiers, and analytics identifiers used for app security, diagnostics, notifications, and product improvement, where permitted.
- Push notification tokens (FCM for Android, APNs for iOS).
- IP address, browser type, and referral URLs.
- App usage events — screens viewed, features used, time spent, and interaction patterns.
- Crash logs and error reports used for debugging and stability improvements.
2.5 Contact form and waitlist data
- Name, email, and message content submitted via the HOMZY contact form.
- Email address and role selected when joining the HOMZY early access waitlist.
3. Location information
HOMZY uses location data to power map-based property discovery, to help you find listings near you, and to allow owners and builders to accurately pin their properties.
- Manually entered location: When you search for a locality, neighbourhood, or city, we store your search input to show relevant results.
- Map pin location: When listing a property, you may place a pin on the map to indicate the property's location.
- Device GPS: We may request access to your device's precise location to enable map-based search. We will ask for your explicit permission before accessing GPS data. You may deny or revoke this permission at any time through your device settings, and the app will continue to function with manual location entry.
We do not share your precise GPS location with other users at any point.
4. Chat, call, and communication data
HOMZY provides private in-app messaging and, in some versions, audio calling between users who have established a connection around a property.
HOMZY currently uses secure transport encryption for communications. Messages are not end-to-end encrypted. Authorised HOMZY systems and personnel may access message content only for limited purposes — including support, safety, abuse review, legal compliance, and platform operation.
- Message content is transmitted securely and access is restricted to conversation participants and authorised HOMZY personnel only where needed for support, safety, abuse review, legal compliance, or platform operation.
- We retain message metadata (timestamps, read receipts, delivery status) to support the chat experience.
- We do not read or analyse the content of private messages for commercial purposes.
- Audio call metadata (duration, date, and whether a call occurred) may be retained for support and safety purposes. We do not record audio call content.
- Messages or conversations reported for abuse, fraud, or policy violations may be reviewed by our safety team.
You should not share sensitive financial information, bank account details, or passwords through HOMZY's chat or call features.
5. Verification and safety data
To improve trust on the platform, HOMZY may run listing verification and user trust processes that involve:
- GPS-based confirmation of property location for listing accuracy.
- Admin review of listing content, photos, and documents.
- Trust scoring and confidence ratings applied to listings.
- Review of flagged or reported listings, users, or conversations by our safety team.
If you submit ownership documents or identity information as part of a verification request, that information is used only for verification and is not shared with other users.
6. Payments and subscriptions
Certain HOMZY features may be available under paid plans. When you make a payment:
- Payments are processed by Razorpay Financial Solutions Private Limited. HOMZY does not store your card numbers, bank account details, UPI IDs, or payment credentials.
- We receive a transaction reference ID, payment status, plan details, and invoice information from Razorpay.
- This information is used to activate your subscription, manage your account, and maintain billing records.
- Payment data is retained for the period required by applicable Indian tax and accounting laws.
7. How we use your information
- To create and maintain your HOMZY account.
- To display property listings that fit your stated intent, budget, preferred locations, and preferences.
- To facilitate private in-app communication between users without exposing personal contact details.
- To verify listings for accuracy, trust, and safety.
- To detect and prevent fraud, fake listings, spam, and platform misuse.
- To process subscription payments and manage your plan entitlements.
- To send you transactional communications — OTPs, account alerts, interest notifications, connection notifications, and chat notifications that are necessary for the service.
- To send product updates, launch announcements, or early access communications you have opted into. You may unsubscribe at any time.
- To analyse platform usage, improve product features, and fix technical issues.
- To operate, maintain, and improve the security and performance of our systems.
- To comply with applicable Indian laws and respond to lawful requests from government authorities.
8. Grounds for processing personal data
- Consent: For account creation, optional location access, marketing updates, analytics where applicable, and other activities where we ask for your permission.
- Platform operation: To create and manage your account, show relevant property options, operate private in-app communication, process subscriptions, and provide the services you request.
- Safety and fraud prevention: To detect fake listings, spam, abuse, fraud, unauthorised access, and misuse of the platform.
- Legal compliance: To comply with applicable Indian laws, tax and accounting obligations, court orders, lawful government requests, and regulatory requirements.
Where processing is based on consent, you may withdraw consent at any time. Withdrawal of consent may affect your ability to use features that depend on that data.
9. Sharing with service providers
We do not sell your personal data. We share data only with trusted service providers under strict agreements, and only to the extent necessary to operate the platform:
- Razorpay — payment processing and subscription management.
- MSG91 — OTP delivery and SMS notifications.
- Google — Maps API for property location display and area search; Google SSO for authentication where used.
- PostHog — product analytics and usage tracking. Data is anonymised or pseudonymised where possible.
- Expo / EAS — mobile app build, distribution, and over-the-air update infrastructure.
- Cloud infrastructure providers — secure hosting, storage, and database services.
- Email delivery providers — transactional email communication.
Third-party service providers integrated with HOMZY are independent service providers and are not employees, agents, partners, or representatives of HOMZY. HOMZY is not responsible for their independent acts, omissions, service quality, downtime, or policies, except as required by applicable law.
We may also share data where required by Indian law, court order, or lawful authority request. In the event of a business merger, acquisition, or asset sale, data may be transferred to the acquiring entity with prior notice to affected users.
10. No advertising, endorsement, or builder promotion
HOMZY does not sell advertising space to real estate builders, developers, brokers, or third-party advertisers. HOMZY does not promote, endorse, rank, or recommend any builder, developer, broker, project, or property in exchange for payment. Any property shown on HOMZY is displayed based on user intent, search preferences, listing availability, platform functionality, and safety or trust signals — not paid promotion.
This means your use of HOMZY is not influenced by builder advertising budgets, sponsored placements, lead-generation payments, or promotional arrangements with property sellers. HOMZY does not share your contact details or interest signals with builders or brokers for advertising or marketing purposes.
11. Listing ranking and recommendation transparency
HOMZY may rank or display listings based on relevance to your preferences, location, budget, listing freshness, completeness, safety indicators, and platform quality signals. HOMZY does not accept payment from builders, owners, or brokers to artificially boost or promote listings in search results or discovery feeds unless expressly disclosed in the future.
Trust scores, verification indicators, and confidence ratings are for platform safety and user experience only. They are not paid endorsements and do not constitute a guarantee of the accuracy, legal compliance, authenticity, or suitability of any listing or user.
12. How your contact details may be shared
Your phone number, email address, or other direct contact details are not automatically shared with other users. They may be shared only if you choose to disclose them through chat, a call, a contact-sharing feature, a transaction workflow, or another explicit action inside HOMZY.
This is a fundamental difference from platforms where expressing interest in a property authorises the platform to share your contact details with sellers, brokers, or advertisers. On HOMZY, contact sharing is always initiated by your explicit action.
13. No automated decisions with legal effect
HOMZY's trust scores, verification indicators, and recommendation signals are for platform safety and user experience only. They do not create any legal, financial, or property-related decision about a user, builder, owner, or listing, and are not used for profiling with legal or similarly significant effects.
14. No sale of personal data
We do not sell, rent, trade, or otherwise share your personal data with third-party marketers, data brokers, property brokers, or advertisers for their own commercial use. We do not display third-party advertising that uses your personal data for targeting purposes.
15. Cookies and analytics
Our website (homzy.app) uses cookies and similar tracking technologies to understand how visitors interact with the site and to improve the user experience.
- Essential cookies: Required for the site to function, such as session management and security tokens. These cannot be disabled.
- Analytics cookies: Used by PostHog to track page views, feature interactions, and navigation patterns. These are used only to improve the product and are not shared with advertisers.
You may disable non-essential cookies through your browser settings. Disabling cookies may affect the functionality of some features.
Our mobile applications use analytics SDKs (including PostHog) that track in-app events. These are used only to understand product usage and improve the experience. You may opt out of analytics tracking by contacting us at privacy@homzy.app.
16. Data retention
- Account data is retained for the duration your account is active and for 90 days after account deletion, after which it is permanently removed unless required by law.
- Property listing data is retained while the listing is active and for 30 days after the listing is removed or expired.
- Chat and call metadata is retained for the duration of the conversation and removed after the conversation or associated account is closed, unless required for a legal dispute or safety investigation.
- Payment and subscription records are retained for the period required by Indian tax and financial laws, typically 7 years.
- Analytics data is retained in anonymised or aggregated form for up to 24 months.
- Waitlist data is retained until you request removal or we complete the relevant launch phase.
- Safety and moderation records related to reported content or policy violations may be retained for up to 3 years for safety and legal purposes.
You may request deletion of your personal data at any time. See Section 19 for your rights.
17. Data security
- Encrypted data transmission using HTTPS and TLS protocols.
- Secure token-based authentication for API access.
- Access controls that limit internal access to personal data on a need-to-know basis.
- Regular reviews of security practices and infrastructure.
No method of transmission over the internet or electronic storage is completely secure. While we take reasonable steps to protect your data, we cannot guarantee absolute security.
18. International processing
We primarily operate in India and aim to process and store your data using infrastructure in India. However, some of our trusted service providers — including analytics, cloud hosting, authentication, and communication services — may process data in other jurisdictions. Where data is processed outside India, we take steps to ensure appropriate safeguards are in place consistent with applicable Indian law.
19. Your rights as a Data Principal
Under the Digital Personal Data Protection Act, 2023, you have the following rights:
- Right to access: Request a summary of the personal data we hold about you and how it is being processed.
- Right to correction: Request correction of inaccurate or incomplete personal data.
- Right to erasure: Request deletion of your personal data, subject to legal retention obligations.
- Right to withdraw consent: Withdraw your consent to data processing at any time.
- Right to grievance redressal: Raise a complaint with our Grievance Officer (see Section 23).
- Right to nominate: Nominate another individual to exercise your data rights in the event of your death or incapacity, where permitted by law.
To exercise any of these rights, contact us at privacy@homzy.app. We will acknowledge your request within 24 hours and respond within 15 working days.
To delete your account, visit homzy.app/account-deletion.html or use Settings → Account → Delete Account in the app.
20. Children's privacy
HOMZY is intended for adults aged 18 and above. We do not knowingly collect personal data from individuals under the age of 18. If you believe a child has provided personal data to HOMZY, please contact privacy@homzy.app and we will take appropriate steps to review and delete such data.
21. Breach notification
In the event of a personal data breach likely to affect your rights or interests, we will:
- Take immediate steps to investigate and contain the breach.
- Notify the Data Protection Board of India as required under applicable law.
- Inform affected users in a timely manner where required by law, with details of the nature of the breach and the steps being taken.
22. Changes to this policy
We may update this Privacy Policy from time to time as our platform evolves or laws change. We will notify you of material changes by updating the "Last updated" date and sending a notification through the app or to your registered email. Continued use of HOMZY after a change is posted constitutes your acceptance of the updated policy.
